Any agent can put your loved one’s home on the MLS and popular real estate websites, and for many, that’s the extent of their marketing plan. At Maker Real Estate, that’s just the beginning. We know that in order to get top dollar and sell quickly, you need to reach as many potential buyers as possible.

Custom Websites
Every Maker listing has its own website with a custom URL (usually the home’s address). This allows easy sharing of the listing (along with being on the MLS and every major real estate website).
Video Walkthroughs
Every home listed by Maker Real Estate has a video walkthrough. This valuable tool allows buyers to get a sense of a home’s “flow” and we promote the video through social media channels. These walkthrough videos are simple for a reason: We’ve tracked the engagement of every kind of real estate video (including slick-produced hosted videos with agents talking about every room) and found these simple walk-throughs have the highest engagement, with most potential buyers watching at least 75 percent of the entire video.
Virtual 360-Degree Tours
An online listing—whether it’s in the MLS system or via each home’s custom website—is taking the place of a traditional “first showing” for today’s buyers. That’s why all of our listings include a 360-degree virtual tour, allowing potential buyers to spin rooms around, look at every angle, and picture themselves living there.

High-Quality Photography
Photos are the most important asset when selling your home. We only use bright, sharp, well composed photography, no iPhone photos.
In-Home Feature Signs
Placed throughout the home, these signs highlight its “hidden” features during buyer tours so that no detail is missed.
Reverse Prospecting
Through the MLS, we can see which agents have shared your home with their clients, and which have “liked” it. We proactively reach out to those agents.
Staging
We’ll walk through the home with you and provide free or low-cost staging ideas to make each room sing.
Targeted Marketing
Targeted social media advertising specific to the home on Facebook, Instagram, Pinterest, and more.
A Tailored Approach
For many homes, we use additional marketing beyond our “standard” plan, such as direct mail, brokers’ open houses, print advertising and more.

Driven by Data to Maximize Results

No one spends more time analyzing Twin Cities real estate data than Maker Real Estate. We’re constantly monitoring market conditions down to the street and block, and not just for initial pricing recommendations: We know that data can inform our clients’ decisions on inspection negotiations, listing dates, and even how much to offer buyers’ brokers (for example: despite what other brokerages might tell you, there’s no statistical benefit to paying buyers’ brokers 2.7 percent over 2.5 percent in most of our markets).
Our philosophy is to ALWAYS ensure the data backs up our assumptions. Some of the recent questions we’ve looked into on behalf of our clients include:
• Is there a statistical difference between pricing a home at $349,000 instead of $350,000? (Answer: Houses sell for more and in less time on market when the listing price is a round number like $350,000 because it maximizes how many online searches your home ends up in).
• Should we mention the brand names of appliances in listing descriptions? Will it make a difference? (Answer: If the home has high-end appliances, listings that include those names tend to sell for more money).
• Does the market really go dormant in the fall? (Answer: No. Thirty percent of all transactions in the Twin Cites happen in the winter months).
Our obsessive focus on data-informed recommendations is one of the reasons our clients average more than 100 percent of their asking price when they sell, and why our listings typically sell in less than a week on market.
Fair Contracts
If you’re unhappy with the service you receive from Maker Real Estate, you can cancel your listing contract at any point prior to going under contract with a buyer with no penalty.
